Terms of Service

1. Agreement to Terms

These Terms of Service constitute a legally binding agreement made between you, whether personally or on behalf of an entity ("you") and Anesis Deluxe Apartments ("we," "us" or "our"), concerning your access to and use of the https://anesisdeluxe.com website as well as any other media form, media channel, mobile website or mobile application related, linked, or otherwise connected thereto (collectively, the "Site").

2. Booking & Payment

  • Reservations: Bookings are subject to availability and confirmation by us.
  • Deposit: A non-refundable deposit of 20% is required to secure your reservation via our "Instant Book" option.
  • Balance: The remaining balance is due upon arrival.
  • Currency: All prices are in Euros (€).

3. Arrival & Departure

  • Check-in: From 2:00 PM onwards. Early check-in is subject to availability.
  • Check-out: By 11:00 AM. Late check-out may incur additional charges.
  • Personal Welcome: We personally greet every guest on the day of arrival. We will contact you prior to your arrival to arrange a meeting time — please have an estimated arrival time ready.
  • Key Drop: On departure, please leave the keys in the door lock or on the table inside the apartment.

4. Cancellation Policy

Our cancellation policy is as follows:

  • Free Cancellation: Full refund for cancellations made at least 7 days before check-in.
  • Partial Refund: 50% refund for cancellations made between 3 and 7 days before check-in.
  • No Refund: No refund for cancellations made less than 3 days before check-in or in case of no-show.

If you booked via a third-party platform (e.g., Airbnb, Booking.com), the cancellation policy of that platform shall apply instead.

5. House Rules

Guests agree to abide by the following rules during their stay:

  • Smoking: Strictly prohibited indoors. Permitted only on balconies.
  • Parties/Events: Strictly prohibited.
  • Quiet Hours: 15:00–17:30 and 23:00–07:00 (Greek Law).
  • Pets: Not allowed.
  • Extra Guests: No additional guests beyond the declared number are permitted without prior approval.
  • Max Occupancy: The number of guests must not exceed the maximum capacity (5 guests).
  • Plumbing: Do not flush toilet paper — please use the bin provided.
  • Energy Saving: Turn off A/C, lights, and water heater when leaving the apartment.
  • Digital Piracy: Under Greek Law 5179/2025, digital piracy (torrents, illegal IPTV, etc.) is strictly prohibited on our network. Any fines issued to our IP address during your stay will be passed on to the guest.
  • Damages: Guests are responsible for any damage caused during their stay. Please report any damage immediately.

5a. Guest Registration

In accordance with Greek Law 4446/2016, we are required to register the identity details of all guests with the Greek Tax Authorities (AADE) for short-term rental compliance. All guests must provide their full name and passport/ID number. Greek residents must also provide their Tax ID (AFM).

5b. Climate Resilience Fee

In accordance with Greek Law 5170/2025, a Climate Crisis Resilience Fee applies. This fee is fully included in your payment through the booking platform and no additional payment is required upon arrival.

6. Liability

We are not responsible for any direct or indirect loss, damage, or injury to you or your property during your stay, except where caused by our gross negligence or willful misconduct. You are responsible for the safety and security of your personal belongings.

7. Governing Law

These Terms shall be governed by and defined following the laws of Greece. Anesis Deluxe Apartments and yourself irrevocably consent that the courts of Zakynthos, Greece shall have exclusive jurisdiction to resolve any dispute which may arise in connection with these terms.
